Days on market matters more than price

A home that's been sitting 60+ days in this market is telling you something. Either the price is off, there's a condition issue, or both. Don't assume it's a deal — ask why it's still available.

Zillow estimates are rarely accurate locally

Automated valuations don't account for neighborhood nuance, recent local sales patterns, or condition. A home priced at the Zillow estimate might be overpriced — or a steal. Local context is everything.

The photos don't tell you what the inspection will

Great photos can hide deferred maintenance, drainage issues, and foundation concerns. Before you get emotionally attached, get eyes on the property in person — and plan for a thorough inspection.
